Rare Clearwater Beach redevelopment site, ±450 feet from the sand. 331 Coronado Drive sits in the center of the South Beach hotel district, across from the Hyatt Regency, beside the 255-room Residence Inn and SpringHill Suites, and less than half a mile from Pier 60 and Beach Walk. Tripadvisor ranked Clearwater Beach the No. 2 beach in the United States for 2026, and Pinellas County welcomed nearly 15 million overnight visitors in 2025. Small parcels this close to the beach seldom come to market. The lot is ±6,726 SF (0.15 acre) with ±60 feet of frontage on Coronado Drive, the main corridor carrying visitors from the Pier 60 roundabout to the South Beach hotels. Two public parking garages stand directly across the street. Zoning is Tourist (T) with a Resort Facilities High land use, and it allows an unusually wide range of uses. The City of Clearwater confirmed in September 2026 that the lot can be developed with resort residences that may be rented for any term (up to 4 units), mixed use, restaurant, bar, retail or office. Heights of 35 to 50 feet are available through staff review and up to 100 feet through a public hearing. No rezoning is required. All development is subject to City approval. The existing 1950s buildings, formerly a 3-unit vacation rental with a pool, were damaged in the 2024 hurricanes and have been taken down to the shell. The property is offered as-is, giving a buyer a clean start and allowing new construction above the flood elevation with parking below. Concept studies are available for 2 options, including a 4-residence building with a rooftop terrace and an elevated restaurant with open-air dining. Suited to a developer, a short-term rental investor, or a restaurant or retail operator who wants a permanent place in one of the top beach markets in the country.
